1 – General Conditions
Under no circumstances is the renter allowed to remain at the property after the initial period set out in the agreement.
2 – Use of the Property
The renter will make respectful use of the property (with due care and attention) and will use the rooms only according to their intention. Upon departure, the renter undertakes to leave all furniture in the same condition and order as it was upon arrival. Under no circumstances is the renter allowed to rent to a third party.
The owner will hand over the property in the condition as described and will maintain the property with a view to renting it.
3 – Security Deposit and Damage
A security deposit of 200 Euro will be requested. The security deposit will have to be paid upon arrival at the property. If the security deposit is not sufficient, the renter undertakes to settle the amount with the final inventory.
Gas and electricity are included in the rent.
4 – Occupancy
If the maximum number of persons as contractually allowed is exceeded, the renter will pay additional charges to the owner for the additional occupancy.
5 – Pets
Pets not allowed.
6 – Property Description and Inventory
The description of the property and inventory of the furnishings and equipment is made by the renter and the owner both prior to and after the rental period.
7 – Payment
The reservation is only definitive upon receipt of a duly signed copy of the agreement by the owner and a payment of the deposit by the renter (i.e. 50% of the total rent).
If the renter arrives later than originally agreed in the rental agreement, he is obliged to notify the owner in advance and pay the rent from the date stated in the agreement.
8 – Interruption of Stay
In the event of an early termination, and the responsibility is not with the owner, the renter will have no right to a refund – with the exception of the security deposit as discussed in the conditions in article 3.
9 – Cancellations
Any cancellation must be done by registered mail.
- Prior to occupancy:
The general rule states that deposits are non-refundable, although they may be refunded if the property can be rented in the same period for the same price
- If the renter does not show up on the day of the agreement or arrives more than 24 hours late without notifying the owner:
- the existing agreement is considered dissolved,
- the deposit or total rent is held by the owner,
- the owner may dispose of his property.
- In case of cancellation of the property by the owner:
The owner will refund the deposit or total rent.
The owner undertakes to take out an insurance. The renter is free to take out an additional cancellation insurance.
